The ocean view is great, property needs TLC, the doors to the balcony are stuck, hard to slide. Staff could be a little more friendlier, especially Kenny waiter at Luau came around and served the same guests right at our table at least 5 times while totally ignoring us even when we tried to ask him. Also, most of the seats were reserved at the luau, we went early but had very limited seating option. Other than that beautiful ocean views, good food at the hotel restaurant. Guest services could be a little better

The property is undergoing renovations so bear with them. Their staff was nice but a little sassy sometimes. They accommodate handicapped persons nicely. Golden hour at the resort is amazing.

Although a bit dated (as is all of Kona), I absolutely loved the feel of this hotel and can’t wait to come back someday. It’s well kept and clean, has great views and an awesome bar right on the water, although it’s usually crowded. Get reservations to eat. Located in the south part of Kona there are lots of great eateries and shopping. One of my favorite hotels.

Beautiful property but very run down, sad really. Really need room overhauls. Staff does a wonderful job of keeping rooms clean & stocked. Only 1 option for food & they don’t provide a room service menu or other options in room. Restaurant does have excellent food & Luau was $180 a person but food was mediocre. EVERYBODY on staff, from front desk, restaurant & even passing in halls was the friendliest, most helpful we’ve ever encountered!
